A recent graphic we reviewed from Keeping Current Matters (KCM) offers a simple message about the national housing market:
The housing market is holding steady.
The graphic points to three major factors—home prices, housing inventory, and mortgage rates—that suggest the national market continues to move without dramatic changes.
But there’s an important point for anyone buying or selling a home in Southern Nevada:
The national real estate market and the Local Las Vegas Real Estate Market are not necessarily the same.
Home Prices Are Holding Relatively Steady
According to the Keeping Current Matters graphic, home prices nationally are expected to remain flat or experience slight increases in most markets.
That’s important because there continues to be speculation about whether home prices will experience a major decline.
Nationally, the data doesn’t necessarily support that conclusion.
But what happens nationally doesn’t tell us exactly what your Las Vegas home is worth.
Prices can vary considerably depending on the community, price range, property type, condition, and amount of competing inventory.
A home in Summerlin can face very different market conditions from one in Henderson, North Las Vegas, Spring Valley, Enterprise, or Southern Highlands.
Even two neighborhoods located only a few miles apart can experience different levels of buyer demand.
More Homes for Sale Means More Choices
The graphic also indicates that nationally, the number of homes for sale is roughly in line with last year’s inventory.
For buyers, inventory matters.
More available properties generally provide more choices and can reduce some of the urgency that buyers experienced when inventory was extremely limited.
Here in the Las Vegas Valley, we’ve been watching inventory closely because it directly affects both sides of a transaction.
For buyers, additional inventory can create opportunities.
For sellers, additional inventory means understanding your competition becomes increasingly important.
Simply knowing that national inventory is stable isn’t enough.
We need to know:
How many homes are competing with yours in your neighborhood and price range?
That’s the local information that matters.
Mortgage Rates Continue To Be Part of the Story
Mortgage rates remain another major factor affecting the housing market.
The Keeping Current Matters graphic notes that rates have remained mostly between 6% and 7% since 2022.
As we’ve discussed in several recent Alpha II Realty blogs, mortgage rates affect purchasing power, but waiting for dramatically lower rates isn’t necessarily a strategy that works for everyone.
Buyers should look at the entire situation—home price, monthly payment, inventory, potential seller concessions, financing options, and their own long-term plans.

A national statistic doesn’t tell a Summerlin homeowner what buyers are paying in their neighborhood.
It doesn’t tell a Henderson buyer how much competition exists within a particular price range.
And it doesn’t tell a North Las Vegas seller how many comparable properties are currently competing for buyers.
That’s why local market research matters.
