
Real estate headlines often talk about whether we’re in a buyer’s market or a seller’s market, but the answer can be dramatically different depending on where you live.
A recent chart we reviewed through Keeping Current Matters makes that point very clear.
The chart compares major metropolitan areas across the country based on the percentage by which sellers outnumber buyers. On one end, markets such as Miami have significantly more sellers than buyers. On the other end, markets such as Nassau County, New York, continue to favor sellers.
And right in the middle of that national picture is something particularly interesting to us:
Las Vegas is clearly on the buyer’s-market side of the chart.
What Is Happening in Las Vegas?
According to the June 2026 data shown in the chart, Las Vegas has roughly 90% more sellers than buyers.
That doesn’t mean homes aren’t selling.
It means buyers generally have more choices and more negotiating power than they had during the extremely competitive markets of several years ago.
For buyers who have been waiting for the market to become less competitive, this is worth paying attention to.
More available homes can mean more time to compare properties, consider different neighborhoods, and potentially negotiate on price or other terms.
What Does This Mean for Las Vegas Sellers?
A buyer’s market doesn’t mean you shouldn’t sell your home.
It means pricing and preparation become increasingly important.
When buyers have more homes to choose from, an overpriced property can be easier to pass over. Sellers need to understand their competition and what similar homes are actually selling for—not simply what other homeowners are asking.
The condition of the property, location, presentation, pricing, and current neighborhood inventory can all influence the result.
Not Every Las Vegas Neighborhood Is the Same
This chart provides an excellent national comparison, but there’s another important point:
Real estate is local—even within Las Vegas.
Market conditions can vary between Summerlin, Henderson, North Las Vegas, Spring Valley, Enterprise, Southern Highlands, and individual neighborhoods within those communities.
A particular price range may have significant inventory while another may remain competitive.
That’s why national statistics—or even Las Vegas-wide statistics—should be the beginning of the conversation rather than the end.
Opportunity for Buyers and Sellers
For buyers, today’s market may provide opportunities that simply weren’t available when multiple offers and bidding wars were common.
For sellers, success increasingly comes down to understanding the market you’re entering and positioning the property appropriately.
The important question isn’t simply:
“Is Las Vegas a buyer’s market?”
It’s:
“What is happening with the type of property, price range, and Las Vegas neighborhood that matters to me?”
That’s where local market research becomes valuable.
